
Apple India has made a major move in the country’s commercial real estate market by signing a 10-year lease for 2.7 lakh sq ft office space in Embassy Zenith, Bengaluru. The deal, worth a massive ₹1,010 crore, marks Apple’s second office in India’s tech capital and further strengthens its presence in one of the world’s fastest-growing IT hubs.
Apple’s Biggest Office Lease in Bengaluru’s Tech Hub
The premium office space is located in Embassy Zenith on Sankey Road, Vasanth Nagar, one of Bengaluru’s upscale neighborhoods. The building is owned by Mac Charles (India) Limited, part of the renowned Embassy Group, a leading player in India’s commercial property sector.
Industry experts suggest this could become Apple’s largest office in India, accommodating over 1,200 employees, and one of the largest single-tenant office leases in Bengaluru’s real estate market.
According to Propstack documents, Apple India Private Limited will occupy the 5th to 13th floors of Embassy Zenith, covering a carpet area of 196,179 sq ft (268,737 sq ft including chargeable area). The lease ensures steady upward revision of rent, reflecting the demand for Grade-A office spaces in Bengaluru’s IT corridor.
Agreement details are as below:
● Monthly Rent: ₹6.31 crore (₹235 per sq ft)
● Annual Escalation: 4.5%
● Security Deposit: ₹31.57 crore
Apple’s Growing Investments in India
This expansion highlights Apple’s growing commitment to India, not just in retail with its Apple BKC and Apple Saket stores, but also in corporate operations. Bengaluru, often called the Silicon Valley of India, is home to several global tech giants, and Apple’s decision reinforces the city’s dominance as a global technology hub.
